Tips For The Home Purchase Process

When a person is ready to take the first steps to homeownership, there are certain steps to buying a home to ensure they are prepared. The process of buying a house can be complicated, and the following tips can help ease home buyers through the necessary steps.

Save Up For a Down Payment

In order to purchase a home, people must have cash for a down payment. In most cases, lenders require a twenty percent down payment. This is why one of the first steps to buying a home is to save for the down payment.

Build a good credit history

Your credit report is a history of how you have managed your finances. Your credit report and credit score plays an important role in your ability to get approved for a mortgage loan. You are entitled to one free credit report a year. Check your credit report and fix any problems necessary if you need to bring your score up.

Get Pre-Approved

Once you have saved for a down payment, the next step is to get pre-approved by a mortgage lender. A loan officer can tell you how much you qualify for. This is helpful to figuring out your home buying budget.

Decide on a Location

Once a person knows how much he or she can afford in buying a house, a good starting point is to decide on a location. Consider which areas you would like to live and decide on home types such as single family homes, duplexes, townhomes, or condos.

Choose a Real Estate Agent

A real estate agent can make your search much easier. A good real estate agent will inform you on the home buying process and provide their expertise on local market trends. In addition, they will connect you with listings within your price range, as well as help negotiate the purchase price.

Find your dream home and make an offer

Start touring homes to develop a sense of what you want in your home. Attend open houses to see what type of inventory is available in your desired neighborhood. Once you find a property that meets your needs, work with your agent to negotiate a fair price with the seller.

Get your property inspected

Once your offer is accepted the property enters escrow, and the purchase should be contingent upon it passing a home inspection. A professional home inspector will visit the property and will provide a report that will identify anything that needs to be fixed.

Close the Deal

Once the sale is finally closed and all the purchase paperwork is signed, the property will finally be yours. On recordation day the deed of ownership will be transferred to you, and your realtor will be able to hand you your keys.
